Rent is due on the first day of each month, regardless of the starting date of the lease. If the first of the month falls on a weekend or holiday, rent is due the next business day. A late fee of 10% of the unpaid rent will be assessed for late payments made after the fifth of each month.
Pets are allowed. Tenants must undergo an online pet screening process and pay 25.00 per month as "Pet Rent." All pets have to be approved by the property manager before they can be on the premises.
Tenants are expected to leave the unit clean and remove all belongings and trash. Generally, there will be charges for carpet cleaning at a rate of $30.00/room and unit cleaning at a rate of $40.00/hr after moving out. Where necessary, carpentry repairs are charged at a rate of $50.00/hr, where it is determined that the tenant is responsible for damages.

If the house is vacant, 3-5 days after the lease is signed—provided we have a security deposit, a parental guarantee, and the first month’s rent. If a tenant already occupies the unit, when the current lease is up, the new tenant can move in.

In cases where the tenant renews a lease and no significant expenses we completed on our part, then the rent will most likely stay the same. On the other hand, if we have made significant improvements in the house or any other major changes that have greatly improved the property's value, then rent is subject to change in the amount that the landlord sees fit.
If we do not have the property rented, then you may renew. It is recommended that if you are a tenant and want to renew your lease, you do it as soon as possible because it is not likely that the property will still be available.
You can pay rent online via the tenant portal. You can pay via ACH, Debit Card, or Credit Card. The ACH feature's cost via the tenant portal is $1.00 per transaction. The cost to pay rent via Debit card or Credit Card is 3% of the rent payment. You can also pay with cash using the PayNearMe system, where you visit a local retailer such as Walmart, Walgreens, CVS, 7-11, or Ace Cash Express stores. You have then scan a barcode that we give you, and they will accept your cash rent payment and give you a receipt.
